The Sunbelt region, which stretches across the South and the Southwest, experienced some of the worst effects of the U.S. housing crisis, but economic improvement in the area is attracting institutional and private equity investors looking to grow their real estate portfolios.

“The really smart investors are looking at jobs as a huge factor, and seeing that once the jobs increase, it's going to fuel everything,” said William Waller, managing partner of Pillsbury’s Los Angeles office and a member of the firm’s real estate practice. “In the hard-hit areas of the Sunbelt, once those jobs come back, everything's going to have a rebirth.”

Waller noted that while multifamily real estate is the most popular sector in much of the region, industrial and office deals are making a comeback in Texas and California. “Across the board, there’s a lot of money that’s been on the sidelines that wants in.”
